Another condo development under way on Portland's eastern waterfront

Development of a luxury condominium building at 20 Thames St., across from the Ocean Gateway in Portland, has broken ground and condo units within that project are being marketed.

The project, called Twenty Thames, is on Portland's eastern waterfront. The six-story building will offer 28 luxury two- to three-bedroom condominium units. Ground was broken Nov. 15 and completion is expected in November 2018.

Units will range from 1,210 to over 2,000 square feet, with prices from the mid-$500,000 range to over $2 million. Several units will have walk-out balconies.The 13,580-square-foot lot includes parking for 68 vehicles. Legacy Properties Sotheby's International Realty is the broker.

The overall cost of the project has not been disclosed.

Cranes in the air over Portland's East End

Twenty Thames and other projects represent the resurgence of the city's eastern waterfront. In October, WEX Inc., Maine's second-largest publicly traded company, broke ground on its new headquarters, at the corner of Hancock and Thames streets. Tilson Technologies is set to move into its new headquarters building at 16 Middle St., just a block away.

Twenty Thames will make use of at least three Portland companies: Design is by Archetype Architects, interior design is by Urban Dwellings and construction management is being handled by Wright-Ryan Construction.

The developer is Ara Aftandilian of EssexNorth Portland LLC. Aftandilian is a developer of hotel, commercial and mixed-use properties.

A related company, Essex North Hospitality LLC of Topsfield, Mass., along with Portland Norwich Group LLC of Sanibel, Fla, is developing the property adjacent to Twenty Thames, the planned AC Hotel by Marriott, now under construction, according to records filed with the Portland Planning Department.
